Lease Advisory

Clear advice. Strong outcomes.

RICS-chartered surveyors. UK-wide coverage.

CPRA provides specialist lease advisory services to occupiers, landlords, and investors across the UK.

Our work is led by RICS-chartered surveyors with extensive experience of lease renewals, rent reviews, and strategic lease events.

We provide clear, evidence-based advice at key decision points, ensuring lease terms and rental outcomes are commercially appropriate and defensible.

Evidence-led lease advisory

Lease events often carry long-term financial consequences. Unchallenged assumptions on market rent, lease terms, or incentives can materially affect occupational costs and asset performance.

Our role is to analyse the lease position and market evidence rigorously, and to advise on what is reasonable, supportable, and worth pursuing. We test:

  • Market rental evidence
  • Lease terms and assumptions
  • Incentives, repair obligations, and alienation provisions

We do not pursue positions that cannot be justified by evidence or valuation practice.

What we do

Lease renewals (Landlord & Tenant Act 1954)

We act for both landlords and tenants on statutory and non-statutory lease renewals.

Our advice covers:

  • Market rent analysis
  • Assessment of lease terms and assumptions
  • Preparation of reasoned rental positions
  • Negotiation and settlement strategy

Where required, we support matters through to expert evidence stage.

Rent reviews

We provide rent review advice across a wide range of property types.

This includes:

  • Review clause interpretation
  • Analysis of comparable rental evidence
  • Assessment of assumptions and disregards
  • Negotiation of revised rent

Our focus is on achieving outcomes that reflect true market value and the best possible terms for our clients, not headline positions.

Lease restructuring & re-gearing

We advise on lease variations, re-gears, and restructures where commercial objectives require flexibility. This may include:

  • Term extensions or contractions
  • Incentive analysis
  • Break option strategy
  • Portfolio-wide lease restructuring

Advice is framed around cost certainty and longer-term asset strategy.

How we work

Our approach is disciplined and evidence driven.

  1. Initial review – We assess the lease documentation and objectives
  2. Market analysis – We test rental evidence and lease assumptions
  3. Commercial filter – We advise on risk, opportunity, and strategy
  4. Negotiation – We progress matters to a reasoned conclusion

Advice is provided clearly, with risks and opportunities set out in plain terms.

Fees

Our fees are fixed or performance based and agreed in advance, depending on the nature and complexity of the instruction. Details are available on request.
